Unveiling of The Flats at Girard Pointe's "Urban Topiary"

Construction is zooming along!!

Construction at The Flats is flying along! The Modular shells for the single family home is set and the condos will be placed next week. Set up a hard hat tour of the project and watch the action live!

The brick and stucco exterior designs are being finalized and buyers for The Flats are choosing their custom tile, counter tops, appliances, and more!

There are still two condos left. Come by the The Flats and choose yours as they go up.

Groundbreaking for the foundations of Phase II of The Flats began last week. Come on by the project site to watch the construction in action. As we are using cutting-edge and sustainable modular construction, the buildings will go up before you know it! Only two units are still available in Phase II. Modular Construction is all the rage!

The Flats at Girard Pointe have been profiled once again, this time as part of the growing trend in Philadelphia of using modular construction. Not only is modular construction greener, it is also more cost-efficient, allowing The Flats to be offered to buyers for far less than if they had been built using traditional construction means.

The Super Market is UNDER CONSTRUCTION!!!

Under Construction, just a mere TWO blocks from the Flats at Girard Pointe is this awesome supermarket - the hub of an immense, 21st-century retail-and-residential hive including two high-rise apartment towers, townhouses, a hotel, a garage, and a one-acre green park on the former Schmidt's brewery site . The innovative design by New York's Beyer Blinder Belle Architects & Planners will not only provide the neighborhood with much-needed services, but it promises to restore an urban street wall along Girard Avenue and Second Street.

When fully built, the dense development will cover the entire 8.5-acre block where C. Schmidt & Sons once fermented and bottled Philadelphia's most ubiquitous taproom lager. A new master plan, prepared by Beyer Blinder Belle and vetted by city planners, calls for a total of 600 residential units, 978 parking spaces, and 110,000 square feet of retail.

Schmidts North, as some are calling the new development, will be arranged so that all five sides of the irregularly shaped block are lined with buildings and active ground floor uses. The edges will start low, in deference to neighboring rowhouses, and build up to a height of 26 stories on the site's southern edge, next to Blatstein's Piazza at Schmidts development. A one-acre landscaped park will eventually tie Blatstein's Liberty Walk, and his egg-shaped office tower at Germantown Avenue, into the future development.

Award Winning Flats at Girard Pointe



The Flats at Girard Pointe's Phase I has won a National Association of Home Builder's Award for Excellence in Design and is completely Sold Out. Completed just a few months ago, these award winning Energy Star Certified modules have been featured in several Green Tours, most notably that of the Building Industry Association of Philadelphia. Also, having been presented as a Case Study for successful Public/Private Partnerships, the Flats at Girard Pointe are poised to storm into 2010 with groundbreaking excitement.

PHASE 2 BEGINS

As Phase 2 of the Flats at Girard Pointe begins in the coming weeks, stay tuned for exciting announcements on a myriad of initiatives. From the customization our unit layouts via virtual modeling, to our Mentoring Program for local students, on to our design charette for local artists who will create sculptural fine art for the project, there are many ways to be involved in this exciting project and to give back to our Community.
